Tampa is about 1 hour away and Disney and Universal Theme Parks (Orlando Area) are 2 hours away. Enjoy shopping at one of the many stores including St. Armands Circle. Ellington Outlet Mall is also about 20 minutes away.

Relax by the private pool that is surrounded by tropical plants and fruit trees and enjoy the golf course views. The pool area is covered by a screened lania and there is a dining/ entertaining area and an electric grill for outdoor cooking.

The home has over 2000 square feet and is spacious enough for the entire group. There is a formal living room with attached sitting area, a family room, a dining area with breakfast bar, a full kitchen with a study/work area, 2 additional bedrooms and a guest bath and the master suite is located at the opposite end of the home complete with a full bath and a walk-in-closet.

The home is complete with all major appliances including a dishwasher, microwave, washer, dryer, a 27" TV/VCR and DVD, 2-13" TV/VCR, 6 ceiling fans, all linens, all cook, serving and dining ware and more including a 2+ car garage.

The home is secured by ADT, there is a pool and lawncare service.

If you are not familiar with Bradenton-Sarasota, you are in for a treat. One of Florida's and America's favorite vacation destinations, the area is chock-full of things to see and do. There's also plenty of "Old Florida" ambiance and history here, carefully preserved and cherished by a populace proud of their heritage. There's always something exciting going on in the Bradenton-Sarasota area. Sophisticated or casual, upscale or economical, it's all just minutes away from Village Green.

The City of Sarasota, with its active downtown and arts and theater district, still has a friendly, small town feel. Luxurious Longboat Key's manicured beaches also offer world-class tennis, golf and dining. Laid-back Siesta Key has the feel of a tropical island, with sugar white sand officially designated "the whitest, finest beach sand in the world." St. Armand's Circle is home to gourmet restaurants and chic shops featuring the best items from around the world.

The area beaches are world-famous for their beautiful white sugar sand. In addition to mainland beaches, there are beaches on Anna Maria Island and Longboat Key, two of the area's barrier islands, which are connected to the mainland by causeways. In all there are ten named public beaches within a few minutes drive of Village Green and many more miles of beaches stretch all along the coast.

All state taxes will be added and a cleaning fee will also be added. State Tax is 10.5% in 2007 Cleaning Fee is $100.00.

If there is a pet there is a $75.00 pet cleaning fee in addition to the regular cleaning fee.

This is a non-smoking unit.

Some holiday weekly rates may be higher and rates are subject to change with out notice.


Deposits
To reserve the home we require 1/2 the rental amount or $1000.00 (the lower of the two) now and the remainder 60 days prior to your stay.

There is a $250.00 deposit that is required. This is given back upon final inspection of the home.

If you have a pet there is a $75.00 pet cleaning fee. We reserve the right to refuse pets. If there are more than one we may charge an additional fee. Any pets that are not allowed by our insurance provider will not be allowed.

If there is any signifigant damage or unusual wear on the property or missing items the amount will be deducted from the deposit. The owner of the property will make all decisions regarding the deposit should a conflict arise.


Refunds
The entire amount will be refunded if cancellation is at least 60 days prior to the reservation date, less a $200.00 fee. If it is after 60 days prior the amount will be kept.
If the unit is able to be re-rented half will be refunded less any losses.
